Grantor living 

• only signature

Grantor deceased   

• all trustees must sign as seller
• need copy of trust
• proof of death

Irrevocable Trust:

• Grantor cannot modify
• Trust will identify beneficiary
• Trust will also identify at least 1 Trustee
• Difficult to change
• All Trustees listed must sign as seller
• Must have court certified copy of Trust agreement
